Avignon enters the Belgium Market

Avignon is delighted to have been awarded the management of a Belgium portfolio, consisting of two properties located in Veldkant 7 and Grotehondstraat 38.

Veldkant 7 is a 3-story office consisting of a main building with two adjacent wings either side, situated 6km south of Antwerp. Owing to its recent renovation, Veldkant 7 offers excellent accessibility, a modern design, good floor space and various amenities. Veldkant 7 is also well-located within a thriving business park and offers generous outdoor parking. Earlier this year Veldkant 7 was fully let to a single tenant – Cronos Group, a pharmaceutical company.

Grotehondstraat 38 consists of two buildings and is located in the heart of Antwerp. The streetside building consists of offices across two floors and 7 luxury apartments. The second asset (located to the rear of the first), offers both offices and space for commercial activities. The asset is highly accessible by both public transport and car with major train stations and highways located in close proximity. The residential properties benefit from favourable zoning maintaining the historic and cultural value of the area.

We have commissioned a BREEAM In-Use assessment at both Veldkant 7 and Grotehondstraat 38 to identify opportunities to further strengthen the sustainability profile of the asset and promote a high-quality occupant experience.

Throughout 2024, we will be executing the findings of the BREEAM assessment by actioning the following initiatives where possible:

  • Implementing systems lowering energy consumption such as LED lighting with motion and luminescence sensors, and sub-meters on each floor, allowing tenants to monitor and control energy use
  • Providing safe and comfortable environment for building users, including upgrades to HVAC equipment allowing for greater air quality and efficiency
  • Encouraging sustainable water use by fitting low-flow sanitary fixtures, leak detection systems and sub-meters
  • Supporting sustainable modes of transport by installing EV charging stations and adding modern cycle facilities
  • Further expanding recycling and waste management facilities
  • Maximising space for planted areas (horizontal and vertical planting) and implementing a variety of ecological features
